Terms of Service

By accessing or using the myBoardHub platform ("Service"), you agree to be bound by these Terms of Service. If you do not agree to these terms, please do not use the Service.
myBoardHub is a property management platform connecting boarding house owners with tenants, primarily students, in the Philippines. These terms apply to all users including Tenants, Boarding House Owners (BHOs), and Administrators.
You must register for an account to access most features of the Service. You agree to:
- Provide accurate and complete registration information
- Maintain the security of your account credentials
- Promptly update your information if it changes
- Accept responsibility for all activities under your account
- Not create multiple accounts or share your account
We reserve the right to suspend or terminate accounts that violate these terms or engage in fraudulent activity.
Boarding House Owners who list properties on myBoardHub agree to:
- Provide accurate descriptions, photos, pricing, and amenity information
- Maintain listings in an up-to-date state reflecting actual availability
- Comply with all local laws, building codes, and safety regulations
- Not discriminate against tenants except as permitted by gender-specific housing policies
- Honor confirmed reservations and agreed-upon terms
myBoardHub does not own or manage any boarding house properties. We act solely as a platform connecting owners and tenants.
When a tenant makes a reservation through myBoardHub:
- Reservation fees are processed through our payment partner Xendit
- Payments must be completed within the specified payment window (typically 1 hour)
- Unpaid reservations will automatically expire
- The reservation fee is held in escrow with myBoardHub from payment until the lease contract is signed. It is not released to the owner at acceptance, ID verification, or after the site visit — only at contract signing. Refund eligibility while the fee is in escrow follows the rules in our separate Refund Policy.
Confirmed site visits create real-world commitments for both sides. The platform tracks every reschedule proposal and outcome in the reservation’s history.
Boarding House Owners agree to:
- Honor confirmed site visits at the agreed date and time.
- Reschedule only when genuinely necessary, and give the tenant the option to accept the new time or counter-propose.
- Provide a clear reason in the reschedule message — repeated last-minute reschedules without good cause may lead to account restrictions.
Tenants agree to:
- Show up at the confirmed visit time, or cancel the reservation in advance if you can no longer attend.
- Use the in-app accept / counter-propose actions to respond to a BHO’s reschedule proposal — don’t go silent.
- Understand that no-show at a confirmed visit may forfeit the reservation fee under the property’s refund policy.
Tenant protection — 24-hour cancel window. When a BHO proposes a new site-visit time, you have 24 hours to cancel the reservation for a full refund of the reservation fee (subject to the conditions in our Refund Policy).
Automatic flagging. Two or more BHO-initiated reschedules on a single reservation within 10 days will be flagged for review by the my.BoardHub team. Patterns of flagged behavior can result in account suspension or, in severe cases, a ban — see our Community Guidelines for the full process.
Users may not:
- Post false, misleading, or fraudulent listings or reviews
- Harass, threaten, or discriminate against other users
- Attempt to circumvent platform fees or payment processing
- Use the Service for any unlawful purpose
- Scrape, crawl, or use automated means to access the Service
- Interfere with the proper functioning of the platform
The myBoardHub platform, including its design, code, logos, and content, is owned by myBoardHub and protected by intellectual property laws. Users retain ownership of content they upload but grant myBoardHub a license to display it on the platform.
myBoardHub is provided "as is" without warranties of any kind. We are not liable for any disputes between tenants and boarding house owners, property conditions, or losses arising from use of the Service. Our total liability shall not exceed the fees paid by you in the preceding 12 months.
We may update these terms from time to time. Continued use of the Service after changes constitutes acceptance of the revised terms. We will notify users of significant changes via email or platform notification.
